BUILDING THE RIGHT TEAM TO BUILD YOUR NEW CUSTOM HOME - PART 1
/As with everything in life, working with the right people can make things much easier. Building a new custom home is no different and it can be fun and exciting, even more so when you have the right team working for you.
As you start down the Pathway to Your New Custom Home, understanding who you need to have on your team and what roles they play is very important to make the process smooth, easy and enjoyable.
The team required of course would depend upon your specific needs. It often includes various Industry Partners such as a Realtor experienced in new construction, a Loan Officer / Lender who specializes in Construction Financing, an Architect or Plan Designer and a good Local Builder.
Let's examine the various team members required, their qualifications and the roles they should play during the process of building your new custom home in order to make your experience smooth, enjoyable and afford your family the foundation of fond memories for many years to come.
Your Realtor - While there are a lot of good Real Estate Agents available, an agent who specializes in new construction and understands custom home building should be a core member of your team. When looking for land or a good building lot, there is a lot more at play than just location, good schools and convenience to local shopping and restaurants.
Professional assistance in selecting the perfect lot for your new home is very important. There are many features to look for like the size on the building envelope (where you house gets positioned on the lot), the well yield and position of the septic system should desire an in ground pool, if you are looking for that southern exposure and building code restrictions to name a few.
They may even find you an existing home that can be torn down so you can build your new home in the location desired. They can also be a great referral source for a good local builder and well as a Loan Officer who specializes in the financing you need. A good Realtor can be a valuable member of your team.
Your Lender - Financing is available from many types of lenders, whether it's a Bank, a Mortgage Banker or Broker. Working with a Loan Officer that is knowledgeable and specializes in Construction Lending is key to getting the best financing to meet your specific needs.
There are many options available, but a lender that offers a "One Time Close" Construction Permanent Loan can save you a lot of time and money as you only have one settlement and there is no need to pay for a costly refinance when your home has been completed.
A Loan Officer who specializes in Construction Lending can also be a great resource to find a good local Realtor and Builder as they are involved from the beginning to end in the construction process with their clients new home. I have personally worked with a number of Industry Professionals for whom my clients have had great success and a fantastic experience building their new home and am always willing to share that information.
